We are mediating the sale of an industrial sawmill complex, the former DIP Ogulin, in Josipdol, Karlovac County. The complex consists of 17 buildings, with several sheds and utility buildings, with a total area of 13, m2, while the total area of cons truction industrial land is 110,000 m2. The properties in question are located in Josipdol, Karlovac County. Josipdol is located approximately 11 km south of Ogulin, approximately 45 km southwest of Karlovac. The business complex is located next to the railway line, across from the Josipdol railway station, along the state road D23 Josipdol - Karlovac. The distance from the town center is approximately 1 km northeast, approximately 7 km south of the Split-Zagreb motorway connection, Ogulin entrance. The complex is accessed by a road, which is essentially an asphalted branch of the Josipdol-Karlovac state road. The complex is located directly next to the railway and the railway station, and within the complex there is a separate track leading to the main industrial hall. The complex is designed in such a way that the office area, service and auxiliary facilities for employees are located on the south side (entrance), with centrally located production halls, and around them are auxiliary facilities such as a boiler room, warehouse, steam room, etc. formed in a semicircle. Of all the facilities in operation, the adapted "carpentry" hall (6,000 m2), auxiliary warehouse (800 m2), transformer station, administrative building and concierge. Other facilities (industrial halls with an area of 1,200 m2 and 1,400 m2, rooms for employees and a restaurant with a total area of approximately 300 m2) are currently not in operation, but they can be activated with relatively minor interventions. The subject zone is, among other things, equipped with the following infrastructure amenities: - Separate industrial track leading to the central part of the property - Transformer station with a capacity of 2 MW (in operation) - Asphalted internal roads - Truck scales - Water supply with sufficient pressure for the hydrant network - Fully equipped administrative building (ground floor + first floor) consisting of 12 offices, meeting room, archive and kitchen.
